1. Overview
Beacon Capital Services LLC (“BCS”, “we”, “us”) is a Texas lead generation and referral service. We connect Dallas-Fort Worth and Houston-area homeowners with licensed real estate agents, mortgage loan officers, HUD-approved housing counselors, and other professionals who may be able to help with their property situation.
This Privacy Policy explains what information we collect, how we use it, and the choices you have. We follow the federal Telephone Consumer Protection Act (TCPA), Texas Business & Commerce Code Chapters 304–305, federal and Texas Do-Not-Call registries, and Federal Trade Commission rules for mortgage assistance relief services (MARS Rule / 12 CFR Part 1015).
We are not a real estate brokerage, attorney, or direct buyer. We are not financial advisors. Nothing on this site is legal, tax, or investment advice.
2. Information we collect
From public records and third-party data sources
To identify homeowners we may be able to help, we obtain property and ownership information from public records and licensed data providers, including but not limited to county tax assessor and recorder records, foreclosure / pre-foreclosure filings, MLS data, and probate and divorce records. This is generally non-sensitive information about real property ownership and is available without your action.
From you directly
When you contact us by phone, text, email, or web form, we collect the information you provide — typically your name, phone number, email address, the property address you're asking about, and the substance of your situation. Submitting our online intake form is voluntary, and the form will identify which fields are required.
Automatically when you contact us
When you call us, our telephony provider records call metadata (numbers dialed, duration, time, geographic origin) and, where two-party consent is required by your state of residence, we disclose recording before the conversation continues. See section 5. When you text us, our messaging provider records the content of the message, the sending number, and timestamps. We do not use cookies for advertising; the small amount of telemetry our website logs is for security and reliability only.
3. How we use information
We use the information described above to:
- Identify and reach out to homeowners who may benefit from one of our partner services (a sale, refinance, HUD counseling, etc.).
- Match you with the right partner. Once we understand your situation, we may refer you to a licensed agent, mortgage loan officer, or HUD-approved counselor. We may receive a referral fee when a transaction closes; this never increases the cost to you.
- Communicate with you by phone, SMS, and email — only within the legal calling/messaging windows and only after the consent rules in sections 4 and 5 are satisfied.
- Comply with the law. We maintain consent records, DNC scrub logs, call recordings (where applicable), and audit trails for the periods required by federal and Texas regulators.
- Operate and improve our service. Quality assurance, training, fraud prevention, and resolution of disputes.
We do not sell your information to advertisers. We do not share your information with third parties for their independent marketing purposes.
4. SMS / text messaging
You only receive a text from us if you've opted in. Submitting our web form authorizes SMS replies. Verbally agreeing to receive a text during a phone call also constitutes consent, which we log to a permanent audit record. We do not send marketing SMS to anyone who hasn't opted in.
What we send
Conversational follow-ups (e.g. confirming an appointment, answering a question you raised), appointment reminders, and warm hand-offs to a partner you've asked to be connected to. We do not send promotional, recurring, or campaign-style SMS.
Message frequency
Message frequency varies — typically zero to four messages in a given week, only as needed for the conversation you're having with us. We don't run scheduled blasts.
Standard SMS terms
- Message and data rates may apply per your carrier's plan.
- Carriers (AT&T, Verizon, T-Mobile, etc.) are not liable for delayed or undelivered messages.

How to opt out
Reply STOP to any text from us at any time. You'll receive a one-time confirmation that you've been unsubscribed, after which we won't text you again. You can also opt out by emailing torrey@beaconcapitalservices.com with “STOP SMS” in the subject.

Mobile information & third-party sharing
Your mobile phone number, SMS opt-in status, and consent records are not shared with any third party or affiliate for marketing purposes. We share SMS metadata only with our telephony provider (Twilio) as strictly required to deliver and audit messages, and as required by law.
5. Phone calls & recording
Outbound calls from BCS originate from +1 (945) 300-5040. We dial only during legal calling windows (8 AM – 9 PM local time at the called party's location). We scrub every number against the federal Do Not Call Registry, the Texas No Call List, and our own internal DNC list before dialing. If you tell us at any point — verbally, by text, by email — to stop calling, we add you to our internal DNC immediately and the addition takes effect across every member of our team.
Where the called party's state of residence requires two-party consent for call recording (Texas is one-party, but several states we may reach are two-party), we disclose recording at the start of the call before any substantive conversation. You may decline; in that case we will not record, or we will end the call, at your preference.
If the called number is or appears to be on a Do Not Call list and we contact you anyway based on a prior business relationship or your express invitation, we maintain a written or verbal record of the basis for the call.
6. Who we share information with
We share information only in these specific cases:
- Our licensed partners when you ask to be connected. For example, if you want a market valuation, we may share your name, contact info, and property address with our partner agent. We tell you when this is about to happen; we don't share without your knowledge.
- Service providers who operate the technology we use — for example, Twilio (telephony / SMS), Supabase (data storage), Google or Microsoft (email delivery). These providers are contractually limited to processing data on our behalf.
- Legal compliance and safety — to comply with a subpoena, court order, regulatory request, or to protect the rights, property, or safety of any person.
- A successor in the event of a merger, acquisition, or sale of substantially all BCS assets; in that case the successor is bound to honor this Privacy Policy or notify you of any change.
We do not share your contact information, message content, or call recordings with anyone for advertising, lead resale, or any independent marketing purpose.
7. Data retention
We retain records as long as needed for the purposes above and as required by applicable law:
- Consent records (SMS opt-in, call recording disclosure, DNC requests) — indefinitely, because we may need to demonstrate compliance long after the underlying relationship ends.
- Call recordings — typically 2 years; longer if subject to a regulatory hold.
- SMS message logs — typically 4 years (TCPA statute of limitations window).
- Marketing form submissions — until you ask us to delete, plus the retention required by law.
You can request earlier deletion under section 8.
8. Your rights & choices
You can at any time:
- Opt out of SMS by replying STOP — see section 4.
- Opt out of calls by telling us during a call or contacting us in writing.
- Request access to the personal information we have about you.
- Request correction of inaccurate information.
- Request deletion of your personal information, subject to records we must retain to demonstrate compliance with the laws referenced above.

California residents have additional rights under the CCPA / CPRA; Texas residents have rights under Texas Business & Commerce Code §521 (TDPSA). We honor those rights the same way regardless of where you live.
9. Security
We use industry-standard encryption (TLS in transit, AES at rest), role-based access controls on every internal system, an audit log of every change to sensitive fields, and multi-factor authentication for all employee and contractor accounts. We do not store payment card information on our systems. No system is perfectly secure; if we detect a breach affecting your information, we will notify you within the timeframe required by Texas law.

This Privacy Policy may change. The “Last updated” date at the top will always reflect the most recent version. Material changes will be announced on our home page for at least 30 days before they take effect. By continuing to interact with BCS after a change, you accept the updated policy.
